The Property

The house itself is warm, well equipped and comfortable.   The property offers many advantages over a traditional cottage. Its unique design, with large and plentiful public areas able to accommodate a large number of guests enabling individuals to disappear and enjoy some quiet down time even in a fully occupied house!

Completely refurbished in 2016 is presented as new, the house boasts solid oak flooring in most public areas. The front vestibule leads into a large square hall. All public areas are located at this end of the property with all bedrooms leading off from a separate hall spanning the length of the property.

The Kitchen

The modern kitchen is sleek, contemporary and very well-equipped with ample storage, with a larder fridge, microwave and dishwasher.  It is bright and airy, with lots of windows looking on to the river and has plenty of space for cooking. The dining area is set off the kitchen, separated by a seated breakfast bar, so the cook doesn’t have to miss out on all the fun. The dining area has a large solid wood dining table seating up to 12 very comfortably.  The dining room / kitchen area also has a wall mounted 42 inch plasma TV with Sat view and Sky

Conservatory / Breakfast Room

From the kitchen a door leads out to the utility room and on to the bright and airy dining conservatory. It is the perfect spot with all day sunshine for a semi-alfresco breakfast or evening meal and has lovely views out over the charming garden and river.  The conservatory has a comfy leather sofa and chairs allowing guests to relax and read a book, listen to some music or just enjoy some quiet time listening to the therapeutic flow of the river Clunie outside.

The Utility room has a sink, extra kettle, washing machine and a large american fridge freezer with ample space for the provisions that may be needed when the property is let to full capacity.

Bedrooms

All on one level there are five bedrooms, one king, two doubles, a single room and a triple room. The king bedded room is at the front of the property has a private en suite toilet and shower room.  The first pretty double bedroom has a cosy traditional Scottish tartan carpet and an attractive outlook out over the garden and river at the rear of the property.  The other double, twin and Triple room with bunk bed and single bed are also located at the rear of the property.

Bathroom

A modern family bathroom with bath and large walk-in shower completes the indoor accommodation.

As the house is all on one level it is particularly suitable for those with limited mobility.

Garden & Beyond

Oil-fired central heating makes the house very cosy in the Highland winter and to the rear there is a private enclosed garden (with furniture) for enjoying the sunshine at other times of the year. There is off road parking in the grounds of the property and shed space for bikes, and ski’s etc. There is access to the double Garage on request.

Ben Macduibh’s sheltered, landscaped walled garden, visited daily by red squirrels, affords panoramic views across the classic Highland landscape, yet offers a safe place for children and dogs to play. The garden is protected by gates and fenced from the deer and rabbits who would love to dine out on the plants – but you may have the pleasure of watching them from the sun-filled conservatory.  The barbecue area is positioned to take advantage of the afternoon and evening sun, whilst relaxing on the outdoor dining suite enjoying the breathtaking views.
